“I knew nothing about mortgages going into this process and David was so helpful, kind and patient. He found me a good deal for my circumstances and even helped me by recommending a solicitor when I was quoted an obscene amount by another firm, saving me over £1500. I would recommend him to anyone and will continue to use his services in the future.”

About Dave

I’ve worked in financial services since 1998 and joined James Miller & Associates in 2011, where I help clients with their mortgage and protection needs.

I was born and brought up in Truro, and I now live on the outskirts of Camborne. I’ve loved travelling since I was young, a curiosity that has taken me to different cultures, cuisines and landscapes around the world.

Away from mortgages and protection, I enjoy exploring Cornwall’s cliff paths, beaches and woodland with my wife and our dog, Rosie.

“We have been doing business with Dave Ruse for almost 15 years, purchasing 3 houses. The service and communication has always been extremely efficient, and speedy, at times going to extraordinary lengths to satisfy our needs. He is a friendly chap, who values his clients and their needs on a personal basis. We would highly recommend Dave Ruse.”

“Dave has been very helpful with everything whilst I’ve been buying my first house. As a first time buyer you need a bit of extra help filling out the paperwork correctly amongst other things and Dave was always patient and talked me through what I had to do when I needed it. Would highly recommend!”

FAQs

Can’t see your question? Call 07837 118835 or email daveruse@rocketmail.com.

Do I need to understand mortgages before speaking to you?

No. You can start with the questions you have. Several clients describe my patient explanations in their Google reviews.

Is the initial consultation free?

Yes, the initial consultation is free. Ask me about any later advice or arrangement charges and how I am paid.

How much could I borrow?

That depends on your income, spending, existing commitments and the lender’s criteria. An initial indication is not a mortgage offer.

Can I enquire if I am self-employed?

Yes. Lenders’ income-evidence requirements vary. Clients have described my help with self-employed applications, but each application is assessed on its own circumstances.

What documents might I need?

Mortgage applications typically involve evidence of identity, income, spending and deposit funds. The exact requirements vary. Ask what you need before sending documents, and do not upload or include them in the contact form.

When should I review my mortgage deal?

General guidance is to begin reviewing options around six months before a deal ends. Early repayment charges and switching costs also need consideration.

Does an agreement in principle guarantee a mortgage?

No. It gives an initial indication of what a lender might lend. A full application, further checks and the property assessment still matter.

When can I contact you?

My opening hours are Monday to Friday, 9am–5pm. Call 07837 118835 or email daveruse@rocketmail.com.
